This charming farmhouse is situated amongst the vineyards in San Marzano Oliveto, just a few minutes drive to the winemaking town of Canelli with its famous cellars. The house was totally refurbished in 2013 when all the doors and windows were changed, new roof with insulation and solar panels plus batteries (to store the produced electricity) were fitted. There was an old pool there when the current owners bought the property in 2012. They completely refurbished the pool in 2021 when they changed the liner and pool-pump plus a heat-pump to warm the water in the spring and autumn and cool it in the summer.

The house is a classic farmhouse, a so-called cascina, full of original details and charm. The main house consist of a kitchen with dining space and a wood burning fire place, a living room, a double bedroom with en-suite bathroom, a laundry/technical room plus a big covered portico overlooking the pool and the beautiful vineyard vistas. At the end of the building is a small guest apartment with sitting room and a kitchenette with a pellets stove. A metal staircase leads to the double bedroom with its en-suite bathroom. Outside the guest apartment is a small covered terrace for the guests to enjoy al-fresco living. On the first floor you find one double bedroom with en-suite bathroom plus two good size bedrooms and a bathroom.

Across the courtyard is a big outbuilding. At the end towards the carpark, with parking for 5 cars in the shade, is a portico used as storage space with metal stairs leading up to a closed in storage room under the roof. In the middle of the outbuilding is a cantina/wine tasting room with its own climatized wine storage room. And at the end towards the valley is a bright and airy summer kitchen with a pizza oven, a long wooden dining table and great views of the pool and the vineyards. At the back of the outbuilding is a wood fired hot tub - an enchanting place to enjoy a chilly autumn evening, looking out over the golden coloured vineyard belonging to the property. Along the beautiful lavender lined drive way in to the property is a bocce court overlooking the vineyards.

The property’s vineyard is a Barbera Nizza DOCG of ca. 900 m2, which the owner tends himself. As there is no wine making equipment on the property, an agreement is made with a local farmer to produce the wine. The property is very well kept and the location is great. You enjoy peace and quiet within just a few minutes easy drive to all services which the close by towns of Nizza Monferrato and Canelli have to offer.
